"Pesona" whether really "Persona"?

Lately I just get to know this counter and seeing a lot of people seeing good about this counter. I do not know how much this counter is so called better than "Gadang".

In fact, I still do not know whether really better than "Gadang" because if were to do comparison, more study is required which I do not think I need go for that for now. But I am trying to see what are the pending construction available and what type of "construction" involved by the company.

Here are the contracts pending completion as of 15-Nov-2016:


1.   "CENTRAL SPINE ROAD - PAKEJ 3: GUA MUSANG, KELANTAN KE KG RELONG, PAHANG (SEKSYEN 3E2: MERAPOH KE KG KUBANG RUSA)" worth RM172,725,000.00.

The project is for a duration of 36 months from the date of possession of site on 17-Mat-2015 (Completion in 16-Mar-2018)

 

2.   THE EXECUTION AND COMPLETION OF BUILDING WORKS FOR "CADANGAN MEMBINA 1 BLOK PEJABAT (17 TINGKAT) BESERTA 8 TINGKAT TEMPAT LETAK KENDERAAN YANG MENGANDUNGI TEMPAT LETAK KERETA DAN LOBI PEJABAT, 1 BLOK MENARA SOHO 30 TINGKAT (MENARA 1), 1 BLOK MENARA SOHO 35 TINGKAT (MENARA 2) BESERTA 8 TINGKAT TEMPAT LETAK KENDERAAN YANG MENGANDUNGI TEMPAT LETAK KERETA, LOBI SOHO 1 & 2 DAN RUANG PERNIAGAAN DI ATAS PT 12059, JALAN TEKNOKRAT 3, CYBER 4, CYBERJAYA DALAM MUKIM DENGKIL, DAERAH SEPANG, SELANGOR DARUL EHSAN" FOR TEE RESOURCES SDN BHD ("PROJECT") worth RM266,750,000.00

The project is for a duration of 29 months from the date of possession of site on 20-Apr-2015 (Completion in 19-Sep-2017)

 

3.   "CADANGAN MEMBINA SATU BLOK HOSPITAL PAKAR ANTARABANGSA SWASTA 9 TINGKAT (150 KATIL) DI ATAS SEBAHAGIAN LOT PTD 163189, JOHOR BAHRU, JOHOR DARUL TAKZIM UNTUK TETUAN BANDAR DATO' ONN SPECIALIST HOSPITAL SDN BHD" ("Project") worth RM144,165,744.50

The project is for a duration of 15 months from the date of possession of site on 5-Oct-2015 (Completion in 04-Jan-2017)

 

4.   MAIN BUILDING WORKS - "CADANGAN PEMBINAAN 1 BLOK PANGSAPURI KEDIAMAN 31 (325 UNIT) TINGKAT BESERTA VILLA (7 UNIT), 7 TINGKAT PODIUM LETAK KERETA BAWAH TANAH DAN KEMUDAHAN PENDUDUK DI ATAS LOT 36183 DAN SEBAHAGIAN LOT 14982, MUKIM PETALING, DAERAH KUALA LUMPUR WILAYAH PERSEKUTUAN KUALA LUMPUR ("PROJECT")" worth RM181,300,000.00

The project is for a duration of 41 months from the date of possession of site on 26-Nov-2015 (Completion in 25-Apr-2019)

 

5.   "CADANGAN PEMBINAAN HOSPITAL PENGAJAR UNIVERSITI SULTAN ZAINAL ABIDIN ("UniSZA"), TERENGGANU DARUL IMAN (REKA DAN BINA)" worth RM313,852,290.07

The project is for a duration of 182 weeks from the date of possession of site on 21-Mar-2016 (Completion in 30-Dec-2019)

 

6.   THE CONSTRUCTION AND COMPLETION OF CIVIL WORKS FOR SECTION 6 KAPAR INTERCHANGE TO ASAM JAWA INTERCHANGE ("THE PACKAGE WORKS") OF THE PRIVATISATION OF LEBUHRAYA PERSISIRAN PANTAI BARAT (TAIPING-BANTING) worth RM371,420,360.83

The project is for a duration of 30 months from the date of possession of site on 12-Sep-2016 (Completion in 11-Mar-2019)

 

7.   FOR THE EXECUTION AND COMPLETION OF "CADANGAN PEMBANGUNAN 1 BLOK PANGSAPURI SERVIS 52 TINGKAT (632 UNIT) DI ATAS LOT 371, SEKSYEN 63, JALAN KIA PENG, KUALA LUMPUR" FOR CITY VIEW VENTURES SDN BHD ("Project") worth RM402,000,000.00


The project is for a duration of 43 months from the date of possession of site on 1-Dec-2016 (Completion in 30-Jun-2020)


I believe with the above in progress contracts, it may helps Pesona Investors / Buyers / Speculators / Traders to decide whether "Pesona" is really "Persona".

Should there be any new contracts received, I will try to update over here but not a promise or commitment.

My view about Property Construction Companies

After my sharing about future of property sector in 我对产业股未来的看法, here I'm going to share further my view about property construction companies.

Why I'm sharing this topic? I believe lately a lot of news out related to property construction companies where they have announced about contracts sealed that worth a lot. Do not forget, while the property construction companies sealing a huge amount of contracts, those pure property companies also having own construction going on. And many are already on-going and some constructions shown slowdown in progress even some seeing construction putting on hold.

What does it implies? To my limited knowledge, I personally think that in from now on to 3 years down the road, there will be more and more property available in Malaysia. A lot of affordable houses will be in everywhere as well. The consequences will be "over production" of property.

If I'm correct, then it still not the worst situation. The situation will be worst if Malaysia economy is bad and jobless increases where many will be unable to pay for debt. Subsequently, bankruptcy may increase. 

How could the bankruptcy happen? Because a lot of property buyers are holding a lot of property on hand for investment. Jobless will cause buyer unable to continue installment. Jobless will cause tenants moving out and unoccupied property will increase.

To manage this situation, many property buyers are trying to let go few of on hand property to reduce risk. New buyer will also valuate the acceptable risk before purchasing.

As such, I do not seeing good for those property counters including property construction counters. I would expect potential brightness of property after 2020.

I might be wrong but this is my personal view only.
